Boundary Dispute Advice
Unfortunately, disagreements between neighbouring owners as to the exact location of boundaries and ownership and rights of certain parcels of land occur from time to time.
I provide advice in respect of these issues. Initially a telephone conversation followed by obtaining legal documents such as deed plans is the normal process. A report is provided from the inspection of these plans.
A site inspection is also likely to be a requirement in order to fully gather the required information. If large lengths of boundary are in dispute, it may also be necessary to appoint a land survey company to digitally set out the boundary lines.

Property Insurance Valuations
The requirement for a chartered surveyor to provide a up-to-date reinstatement cost assessment is regularly requested by insurance companies.
Typically, these requests will be for historic and Listed Buildings or buildings of an unusual nature.
In order to provide a figure the building will usually be required to be measured to obtain an overall footprint of the building. From there, elements of the building are then calculated in terms of the build cost or if simple sections are present a square meterage rate can be applied.
Reinstatement cost assessments are undertaken in accordance with the RICS professional standards, and guidance notes.
I can provide assessments for residential and commercial property, including hotels and blocks of flats and apartments.

Schedule of Conditions & Dilapidations
At the commencement of a lease, I am able to provide you with a schedule of condition, including photographs to be appended to the lease. Similarly, at the end of lease I can provide a schedule of dilapidations to submit to a tenant or to act on behalf of a tenant who has been served with a schedule of dilapidations.

Condition & Maintenance Schedules
Typically, these will be for commercial property where general advice is required for the long-term maintenance of a building. An inspection of the property is made and a spreadsheet type report prepared. This report will provide a brief description of defects and methods of repair, and will indicate an approximate date, usually yearly, for such works or maintenance to be undertaken.
Alternatively, a more detailed schedule of maintenance can be prepared, usually for exterior repairs and decorations and which can be used for obtaining prices and for managing future maintenance.
