Residential Home Survey – RICS Level 3

This service is designed for clients who require a professional, in-depth assessment of a property. It is suitable for any domestic residential building, regardless of age or condition. The survey includes a thorough visual inspection of the structure, its services, and the surrounding grounds, offering a more comprehensive review than a Level 2 survey. The report provides an objective description of the building’s construction and materials, outlines its condition, and evaluates the significance of any defects or issues identified. In addition, it will:

  • Describe the identifiable risk of potential or hidden defects in areas not inspected
  • Propose the most probable cause(s) of the defects based on the inspection
  • Outline the likely scope of any appropriate remedial work and explain the likely consequences of non-repair
  • Make general recommendations in respect of the priority and likely timescale for necessary work
Residential Home Survey - RICS Level 3

Residential Home Survey – RICS Level 2

This level of service is for clients who are seeking a professional opinion at an economic price. It is, therefore, less comprehensive than the Level 3 service. The focus is on assessing the general condition of the main elements of a property and is suitable for properties constructed after 1850 which are of conventional construction and are not in a neglected condition.

This level of service includes a visual inspection of the building, its services and grounds, but still without tests. The report objectively describes the condition of the different elements and provides an assessment of the relative importance of the defects/problems. At this level, although it is concise, the report does include advice about repairs and any ongoing maintenance issues. Where the surveyor is unable to reach a conclusion with reasonable confidence, a recommendation for further investigations should be made.

This level of service is unlikely to suit :

  • Complex buildings, for example those that have been extensively extended and altered
  • Unique or older historic properties – although survey Level 2 services may be appropriate for some older buildings.

Where the client is planning to carry out extensive repair and refurbishment work in the future a Level 3 is more suitable.

The heritage survey is a bespoke report specifically aimed at historic and listed property of a larger and complex nature where the Level 3 report format would not be as informative. The report can be tailored to the clients requirements and can include comment on proposed extensions, alterations and refurbishment work.
This level of inspection and the content of the report covers all aspects that would be included within the Level 3 survey with additional information provided.  The historic aspect of the property is investigated with reference to the local authority planning history. And advice on inappropriate alterations to listed buildings is also included.

Commercial Surveys

The commercial surveys again follow a bespoke report format and can be tailored to the clients needs. As with a Level 3 survey the detail and level of inspection is the same and all parts of the property and its services are inspected.
